Land Use
All lots are Single Family Areas. Each lot must be used exclusively for single family residential purposes. No business, trade, or commercial activity is permitted on any lot. Leasing is allowed subject to all CC&R provisions.
Key Restrictions
Animals: Household pets only, kept for non-commercial purposes. No animal structures visible from neighboring property.
Antennas: No outdoor antennas or transmission/reception devices of any kind.
Utility Lines: All wires and cables must be underground or concealed in approved structures.
Improvements and Alterations: Any exterior change requires prior written approval from the Architectural Committee.
Temporary Occupancy: No trailers, tents, shacks, garages, or incomplete structures may be used as residences.
Trailers, Boats, and Vehicles: No mobile homes, trailers, boats, or truck campers may be visible from neighboring property. No vehicle construction or repair visible from neighboring property.
Lawn and Landscaping: All shrubs, trees, grass, and plantings must be kept neatly trimmed and free of weeds and trash.
Nuisances: No debris accumulation. No exterior speakers, horns, whistles, bells, or sound devices (except security systems).
Buildings: All structures must be kept in good repair and adequately painted or finished.
Trash: Containers must be covered, board-approved, and not visible from neighboring property except during collection.
Clotheslines: Must be within a fenced service yard or otherwise concealed from neighboring property.
Sidewalk Encroachments: No tree, shrub, or planting may overhang a sidewalk below 10 feet without Architectural Committee approval.
Trees: No living tree 6 feet or taller may be removed without written Architectural Committee consent.
Diseases and Insects: No conditions may exist that harbor infectious plant diseases or noxious insects.
Signs: No signs visible from neighboring property except required legal notices, residential ID signs up to 72 square inches, one job site sign during construction (max 18x24 inches), and standard for-sale/for-rent signs.
Further Subdivision: No lot may be further subdivided without prior written Architectural Committee approval.
Mineral Exploration: No lot may be used to explore for or extract water, oil, hydrocarbons, minerals, gravel, or earth.
Architectural Committee
All exterior improvements, alterations, or new construction require prior written approval. The committee has the right to enter and inspect any lot during reasonable hours to verify compliance.
Enforcement
Any violation is declared a nuisance and may be enjoined or abated. Any owner, the Grantor, or Master Developer may enforce these restrictions. Failure to enforce any provision at any time does not waive the right to enforce it later.
